Auction volumes take a dive over Easter

There are currently just 672 capital city homes scheduled for auction this week, down -78.1% on last week (3,066), and -64.6% lower than the same week last year (1,900). In comparison, 901 capital city homes were taken to auction over Easter last year.

In Melbourne, 146 homes are scheduled for auction this week, down from 1,382 last week and 906 this time last year. There were 283 homes taken to auction across Melbourne over Easter last year.

Sydney is set to be the busiest auction market this week, with 384 homes scheduled for auction. Last week saw 1,282 auctions held across the city, while this time last year, 602 homes went under the hammer. Meanwhile, Easter last year saw 414 homes taken to auction across Sydney.

Across the smaller capitals, Brisbane is set to host the most auctions this week (60), followed closely by Adelaide (58). There are 23 auctions scheduled in Canberra, and one in Perth, while there are no auctions on the radar across Tasmania this week.

There are currently around 1,050 capital city homes scheduled for auction next week.


Summary of last week’s results

There were 3,066 homes taken to auction across the combined capitals last week, marking the busiest auction week since late-October 2024 (3,135). The previous week saw 2,427 homes taken to auction, while this time last year 1,978 auctions were held.

The combined capital city clearance rate dipped below the 60% mark last week for the second time in three weeks, coming in at 59.9%, down from 61.8% over the previous week and 65.2% this time last year.

Across Melbourne, 1,382 homes were taken to auction last week, the second busiest auction week of the year so far. There were 1,142 auctions held over the previous week and 892 this time last year. Melbourne’s clearance rate came in at 62.2% last week, down from 64.1% over the previous week and 62.6% this time last year.

There were 1,282 homes taken to auction across Sydney last week, the busiest auction week the city has seen since the week leading up to Easter 2022 (1,490). The previous week saw 898 homes taken to auction, while this time last year, 821 auctions were held. Sydney’s final clearance rate held below the 60% mark for the third consecutive week, coming in at 58.5% last week. The previous week recorded a clearance rate of 59.9%, while this time last year, 67.4% of auctions were successful.

Adelaide (144) was the busiest auction market across the smaller capitals last week, followed by Brisbane (135), Canberra (110) and Perth (11). Adelaide recorded the strongest clearance rate last week, at 64.6%, followed by Brisbane (55.6%) and Perth (54.4%). Less than half of the auctions in Canberra were successful (48.2%), while just one of the two auctions in Tasmania was successful.
